It's Not Too Late. Here's Why.

Did I Miss My Window?

I keep hearing the same question, and I get it. After 33 years in this business, I understand the worry. A few years ago, sitting out even a month felt like a mistake. You'd blink and the market moved. It was chaos. But here's the honest answer: no, you didn't miss your window.

We're not in that market anymore.

What Actually Happened This Summer

Let me give you the straight numbers, because numbers don't lie and I won't either.

The typical Phoenix home sold for about $454,700. That's up roughly 1% from last year. Not a sprint. Not a crash. Just steady. Statewide, the median sits around $428,000—actually slightly lower than a year ago. So depending on where you are in the Valley, things are either holding or softening a little. Both are fine.

Homes are taking about 66 days to sell. That's not fast, and it's not slow. It's normal. And there's about five months of supply out there, which means there's inventory. Real inventory. Not the situation we had where three people showed up to an open house and you had to make a decision in your head before you left the driveway.

Here's the part that matters: homes closed at about 98% of list price. Roughly 1 in 5 sellers had to reduce their price to make it work. And only about 13% sold over asking. You know what that tells you? The frantic market is done. Prices didn't crash. They didn't take off. They held steady. And that's healthier for everyone—buyers, sellers, the whole table leaves feeling satisfied.

If You're Buying

You can finally take a breath. You can walk through three homes on a Saturday instead of feeling like you've got to pick one right then and there or lose it forever. You can compare. You can ask for things. A repair credit. Help with closing costs. Three years ago? Unrealistic. Now? Totally reasonable. Well-priced homes still move. But you're not forced to decide on the spot anymore. You've got room to negotiate, and that matters.

If You're Selling

You can still do very well. I mean it. The homes that sell—and sell at good prices—are the ones that are priced right and show well from day one. The ones that sit? They're usually priced a little high or they need some attention. Both are fixable, as long as you're honest about it before you list, not after two months on the market while you're frustrated and cutting the price. I learned this the hard way running restaurants: you get the details right up front, or you chase your tail later. Same thing here.

If You're on the Fence

Here's what I'll do: I'll pull recent sales in your neighborhood, we'll sit down and look at them together, and you can decide what makes sense. Sometimes that means moving forward now. Sometimes that means waiting. Either one is fine. I'm not chasing a commission. I'm shooting you straight.

You haven't missed your window. The market has changed, and in a lot of ways, it's better now. You've got room to breathe, and that's worth something.

So. Where are you at? Give me a call, and let's talk it through.

I got you.
